CITY OF MONROE                                                                       

 

            The following Ordinance was introduced by  McFarland________who moved for its adoption and was seconded by  Ezernack                          :

 

AN ORDINANCE APPROVING AN APPLICATION BY WALLACE FAMILY PROPERTIES, LLC TO REZONE CERTAIN PROPERTY (0.99 ACRES), AMENDING THE ZONING MAP FOR THE CITY OF MONROE, AND FURTHER PROVIDING WITH RESPECT THERETO.

 

WHEREAS, Wallace Family Properties, LLC filed an application (MA 101-25) with the City of Monroe’s Planning and Zoning Division to rezone a ±0.99-acre tract of land located at 3601 Bon Aire Drive, Monroe, LA, from a R-1 (Single Family Residence) District to an R-3 (Medium Density Multi-Family Residence) District;

WHEREAS, the rezoning includes Lot 10, Block 7, Edgewater Gardens;

 

WHEREAS, the stated purpose of the application is to construct townhomes and/or duplexes at this location;

WHEREAS, a copy of the application and proposed amendment to the Zoning Map are attached hereto and made part hereof; and

WHEREAS, the application was considered at a meeting of the Monroe Planning Commission on April 7, 2025, and the Monroe Planning Commission recommended approval of the application by a vote of 5-0-1.

NOW THEREFORE, BE IT ORDAINED, by the City Council, in legal and regular session convened, that that application filed by Wallace Family Properties to rezone a ±0.99-acre tract of land located at 3601 Bon Aire Drive, Monroe, LA, from an R-1 (Single Family Residence) District to the R-3 (Medium Density Multi-Family Residence) District is approved;

BE IT FURTHER ORDAINED that the Zoning Map of the City of Monroe and the boundaries thereof, which is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and shows the Zoning Districts and Boundaries thereof, be and the same is hereby amended to rezone the ±0.99-acre described to the R-3 (Medium Density Multi-Family Residence) District as shown on the map, which is attached hereto and made a part hereof, and shall be integrated into the Zoning Map of the City of Monroe.

This Ordinance was introduced on May 13, 2025.

 

            Notice Published on the  16th,19th & 21st ____ day of May 2025.

 

This Ordinance having been submitted in writing, introduced and published, was then submitted to a vote as a whole, the vote thereon being as follows:

 

AYES:             Harvey, Ezernack, Woods, McFarland & Muhammad

 

NAYS:             None.

 

ABSENT:        None.

 

And the Ordinance was declared ADOPTED on May 27, 2025.
