The following Ordinance was introduced by Ezernack who moved for its adoption and was seconded by Woods:

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to rezone a ±54-acre tract of land presently located in Ouachita Parish from OS, Open Space to B-3 (General Business/Commercial) District to develop a wide variety of commercial and service activities, restaurants and hotel development, and is more particularly described as follows:

 

Tract 1(Parcel 117514)

A certain tract parcel of land situated in Section 34, Township 18, North Range 4 East, City of Monroe, Ouachita Parish, Louisiana containing 43.247 acre more or less and being more particularly described as follows:

Commencing at the Southeast corner of said Section 34; thence, North 89 degrees 59 minutes 42 seconds West for a distance of 2,698.08 feet; thence, North 00 degrees 22 minutes 02 seconds West along the west line of Fontana Road for a distance of 445.22 feet to a point; thence North 84 degrees 52 minutes 38 seconds West for a distance of 673.69 feet to the Southeast corner of a certain 31.6 acre tract of land acquired by the City of Monroe recorded in Conveyance Book 768, page 712 of the records of Ouachita Parish, Louisiana, said point being 200 feet (called 100 feet) west of the west line of a parcel sold to Frank C. APPLICANT: I-20 Corridor Properties & North American land Dev. (MA 104-20)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 4-0-1 vote. The proposed property to be zoned is currently within Ouachita Parish and is being annexed into the City Limits.  The applicant wishes to develop this property as for a wide variety of commercial and service activities, restaurants and hotel development. The property has not been subdivided to create the appropriate lots, but the existing B-3 (General Business/Commercial) District does allow for these types of uses.

WHEREAS, the City Council has decided to add conditions to the approval of the rezoning;

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to zone the ±54-acres previously described to B-3 (General Business/Commercial) District, as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

This ordinance was INTRODUCED on the 12th day of October 2021.

NOTICE PUBLISHED on the  15th, 18th & 20th day of  October, 2021.

This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote, the vote thereon being as follows:
