            The following Ordinance was offered by Mrs.  Ezernack                  who moved for its adoption and was seconded by Mr.   Wilson                        :

 

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to zone a ±1.43 acre tract of land, presently located in Ouachita Parish and more particularly described as follows: 

BEGINNING at the Northwesterly corner of Block A, Tower Commercial Park as per plat recorded in Plat Book 21, Page 18 of the Records of Ouachita Parish, Louisiana, proceed N 08° 47’00” E, along the Easterly right-of-way line of Oliver Road, a distance of 160.00 feet to a 5/8” iron rod; thence, proceed S 80°51’08” E, a distance of 390.97 feet to a 5/8” iron rod; thence, proceed S 08°47’00” W, a distance of 160.00 feet to a 5/8” iron rod on the North line of said Block A, Tower Commercial Park; thence proceed N 80°51’08” W, along the North line of said Block A, Tower Commercial Park, a distance of 390.37 feet to the POINT OF BEGINNING

            APPLICANT: (MA 111-19, NOE Holdings, LLC)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 6-0-1 vote. This ±1.43 acre tract is presently zoned OS, Open Space. The applicant would like to market this property to sell for commercial use and feels a commercial zoning classification would be more consistent with surrounding property and would make the tract more marketable. There are no purchase agreements at this time on the tract. The applicant would like to rezone this ±1.43 acre tract from OS, Open Space to B-3, General Business/Commercial District. The recommendation is that the property be rezoned to B-3, General Business/Commercial District as it is an appropriate commercial zoning classification for the proposed use.

 

NOW, THEREFORE:

 

            BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±1.43 acre tract of land, more or less as described above, and the boundaries thereof which map is described in Section 37-72 (formerly Section 27-30 (2)) of the City of Monroe Code and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to B-3, General Business/Commercial District as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 24th day of September 2019.

NOTICE PUBLISHED on the  27th & 30th of September and October 2nd , 2019.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Echols, Ezernack, Woods, Wilson & Clark

NAYS:            None.

ABSENT:       None.

And the Ordinance was declared ADOPTED on the  8th       day of  October           , 2019.
