            The following Ordinance was offered by Ms.  Woods                      who moved for its adoption and was seconded by Mr. Wilson                                 :

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to rezone a ±6.3 acre tract of land, more or less, from B-4, Heavy Commercial District to R-4, High Density Multi-Family Residential District, presently located in Ouachita Parish and more particularly described as follows: 

Lots 1-20, Square 8, Commerce Realty Resubdivision of Square 1, 8 & 9 Roselawn Addition #2

And otherwise known as 1201 Stubbs Avenue

            APPLICANT: Prime Time Family (MA 103-19)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 5-0-1 vote.  The property is presently zoned as B-4, Heavy Commercial District. The applicant would like to operate a preschool on the church campus at this location. Preschools are not a permitted use in the B-4 Heavy Commercial District. The applicant would like to rezone the property to R-4, High Density Multi-Family Residential District as this would be the appropriate zoning classification for the intended use.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±6.3 acre tract of land, previously described and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to R-4, High Density Residential District , as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 12th day of February 2019.

NOTICE PUBLISHED on the  18th, 22th & 25th      day of  February         , 2019.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Ezernack, Woods & Wilson

NAYS:            None.

ABSENT:       Echols and Clark

            And the Ordinance was declared ADOPTED on the  26th     day of  February      , 2019.
