CITY OF MONROE

            The following Ordinance was offered by Mr.  Wilson                       who moved for its adoption and was seconded by Mr.  Clark               :

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:
An amendment to the Zoning Map to zone a ±7.1 acre tract of land, more or less, from the R-1, Single Family Residential District to B-1, Neighborhood Mixed Use District located in Ouachita Parish and more particularly described as follows: 
South 90 feet of Lot 2, Alexander’s Riverview Lots

 And otherwise known as 4306 South Grand Street

 North 105 feet of Lot 1 Alexander’s Riverview Lots

 And otherwise known as 4308 South Grand Street

 South 90 feet Lot 1, Alexander’s Riverview Lots and a lot in Biedenharn’s Addition Beginning at intersection of N line Formosa Plantation with W line Monroe-Columbia Road, thence frtg 5,228.7 feet and extending W 675 feet to Ouachita River.

 And otherwise known as 4310 South Grand Street       

            APPLICANT: BMB Real Estate (MA 100-18)
WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 4-0-1 vote.  The uses on these four (4) lots are legal non-conforming. One of the structures (4306 S. Grand Street) that was previously used as an office has been vacant for a year or more and therefore has lost its legal nonconforming status. The applicant wishes to rezone this property to utilize the structure once again as an office and to use 4310 S. Grand as a rural care clinic. 4308 S. Grand Street is also included in this request for the existing use and any proposed uses to be conforming. These lots are presently zoned R-1, Single Family Residential. The proposed B-1, Neighborhood Mixed Use District is an appropriate zoning classification for the existing and proposed uses.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±7.1 acre tract of land, previously described and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to B-1, Neighborhood Mixed Use District , as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 13th day of February 2018.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Echols, Ezernack, Woods, Wilson & Clark
NAYS:            None.
ABSENT:       None.

            And the Ordinance was declared ADOPTED on the  27th    day of  February       , 2018.
